How would you like to enjoy the sunset view above every evening? This view was taken from the Condo on the Bay community in downtown Sarasota, Florida. There are varying degress of water views. Obviously, the condos that sit right on the water offer the most unobstructed views. However, many of these condos are a longer walk from the heart of downtown. If you want a building with an easier walk to all of the amenities of downtown then you might be interested in the condo buildings off the water and on the interior of downtown. 1350 Main, for example, offers some fabulous water, marina and bridge views from the west side and north side of the building. The views are obstructed by some building but still considered by many to be magnificent yet it is one of the closest buildings to all of the fun of downtown Sarasota, Florida. 


Below are a list of condos that can offer fabulous water views.


1350 Main





The above view is from 1350 Main condos. As you can see there are some relaxing water views despite a few building obstructions. Current prices range from $325,0000 to $1,600,000.

Alinari





Alinari is the building on the right in the above photo. It was finished in 2007 and if high enough offers wonderful water views. Keep in mind that US 41 is right in front of Alinari so there is road noise. I recently sold an Alinari foreclosure for $252,000 which faced east and did not have water views. Currently prices range from $320,000 - $719,000.

Beau Ciel





Beau Ciel is a wonderful condo building that was constructed in 2003 and sits right next to the Sarasota Hyatt overlooking downtown Sarasota as well as the bay. The views are spectacular. Currently, prices range from $995,000 to $6,995,000.

Bay Plaza





Need amenities? Bay Plaza offers some of the finest amenities in downtown Sarasota, Florida. This is a great building because it offers lavish water views with no obstructions yet is still within walking distance to everything in downtown. Currently, prices range from $400,000 to $725,000.

Condo on the Bay





Condo on the Bay, also known as 888 and 988, is a very popular building. The water views are considered by many to be the best in Sarasota. These two towers sit right on the water so there are no obstructions. All units have some sort of water view. Price currently range from $314,000 to $695,000.

Golden Bay





Golden Bay is a quaint 10 unit building on the Golden Gate Point. The building overlooks the Ringling Bridge and Sarasota Bay. Currently, there is one only one unit for sale at $949,000.

Grand Riviera





It is hard not to notice Grand Riviera as it sits on the end of Golden Gate Point overlooking Marina Jacks, the downtown skyline and the Sarasota bay. There is only 13 condos in this building. Currently, there is one for sale priced at $2,095,000.

Kanaya





Need some space? You will find it at Kanaya as these condo units are very spacious with most units 2,600 square feet or more. Located on the interior of downtown Sarasota these condo units can still over great water views.

This is another very noticeable condo building. If you have ever eaten at Marina Jacks then you probably noticed La Bellasara. These lovely condos overlook Sarasota bay, downtown and Marina Jacks. Prices currently range from $1,999,000 to $6,495,000.

Majestic Bay





This 10 unit condo building on Golden Gate Point was finished in 2004 and offers a beautiful unobstructed view of Ringling Bridge, Bird Key, Big Pass, Siesta Key and the Sarasota Bay. Prices in Majestic Bay currently range from $1,299,000 to $1,695,000.

Marina Tower is a a great spot to call home or for a winter getaway. The building was finished in 2001 so if offers large terraces, big windows and high ceilings. The view overlooks all of the boats of Marina Jacks as well as the Sarasota bay. Currently, there is only one condo for sale in the building with an asking price of $1,499,500.

Phoenix





On the west side of Golden Gate Point you probably noticed a white building on the water with blue glass. The Phoenix is a contemporary style building was finished in 2001 so it offers large terraces, fabulous views, high ceilings and plenty of natural sunlight. Plaza at Five Points is a mixed use building in the heart of downtown Sarasota. The condo units offer owners both city and water views. The great thing about this location is that you can walk everywhere. Prices currently range from $725,000 to $2,495,000.

Renaissance is one of the more affordable condo options in Sarasota, Florida. The units on the west side of the building have great water views. Currently, prices range from $239,000 to $425,000.

A client of mine just purchased a very nice condo in the Alinari. This was a Fannia Mae foreclosure with an asking price of $261,500. The final sales price (public record) was $252,500 which was a 3.5% discount from the asking price.

The unit was purchased for $539,000 in December of 2007. Fannie Mae took the property back in June of this year. This lovely condo was on the 12th floor and had wonderful views of downtown Sarasota.             <title>Want to Live Downtown For Under $350,000?</title>

Downtown Sarasota
is a very desirable place to call home. 
Residents are in the center of the city’s activity and can easily take
advantage of Sarasota’s wide array of restaurants, the weekend farmer’s market,
and cultural attractions like the opera – right outside their front doors!  


Over the past few
months there has been a definite decrease in the number of available homes
throughout Sarasota, and the number of downtown condos priced below about
$350,000 (see the graph below) has gone down even more dramatically. 
In buildings like 1350 Main, which three months ago had at least three
or four 2-bedroom condo listings for under $400,000, the least expensive
2-bedroom is listed for $479,000.  This
is the same as other buildings just down the street like Alinari – there was
previously a selection of nice 2-bedroom condos listed for under $300,000 and
now they start at $320,000 in that building.





The moral of the
story is this: if you are a buyer who is set on downtown and has a budget of
less than $400,000, don’t wait any longer since the selection is going down
(and when this happens, prices going up is the inevitable after-effect).

New Sarasota Beach Condos





Everyone wants them. We get requests for them all of the time. People generally like newer built homes and condos because of the high ceilings, large windows, abundance of natural light, modern floor plans and. Unfortunately, there are not many of them to choose from and they are on the higher end of the price scale. 


If you are looking for a newer condo on the beach in Sarasota you can use my Sarasota MLS search tool. Follow this link to view condos built after 2000 on Siesta Key, Lido Key and Longboat Key. 


Visit Sarasota beach condos if you don't care when it was built.


"New" varies from person to person. One might find a 1998 condo as new while others must have the latest and greatest with something built within the 2 years. If you want something built within the last couple of years you are out of luck other than the fractional condos - Hyatt Siesta Key Beach. Sarasota had some newer condos built in the early to mid 2000's when the real estate market was hot. We also had a handful of a fabulous beach condos developed in the 1990's. 5 Tips to Finding a Good Deal


1) Be Prepared - Often times you have to compete for the good deals. Buyers who are prepared usually win. If you are in a multiple offer situation the seller is more likely to work with the buyer who can either prove funds or who is pre-approved for a mortgage. Get this arranged before you start looking at property.


2) Find a Good Realtor - A good real estate agent can really help. We deal in this market day in and day out. The experience is very helpful to home and condos buyers. While we may not be able to find you the deal of the century we will probably keep you from making a bad investment. 


3) Be Realistic - We all want to find a "killer deal". Realtors, buyers and investors scour the Sarasota FL real estate market daily. While many of them are finding good values in this market few of them are getting them at a price where they can "flip" the property and make a killing. Those are far and few between. Most people who try to find these properties end up spinning their wheels. Think about it for a second. If a property came on the market well below market or appraised value don't you think it would be bought in minutes by one of the thousands of Realtors or investors who watch the market daily? Despite all of that you can get a tremendous value when compared to 2005 prices.


4) Location, Location, Location - This is the most important factor when determining where to buy. Good locations were not hurt as badly and are recovering faster. Take St. Armands Circle for example. This a highly sought after location for buyers because of the close proximity to Lido Key beach, downtown Sarasota and St. Armands Circle. There are very few St. Armands Circle homes for sale and it appears prices are rising. If St. Armands Circle is in your budget and you like this area I would watch this area closely for good buys.


5) Don't Ignore Regular Sellers - The media has brainwashed many buyers into thinking that the only good deals are the bank owned properties and short sales. There are good values with regular sellers. This Siesta Key waterfront home is a good example of one. Don't just look at the so called "distressed sales" because you are leaving a huge chunk of the market. Take a look at the barrier islands stats above.

I was out showing property yesterday and my client said, "all of the homes we wanted to see have sold!" She had been searching for homes on my website fors awhile and when she came to town many of her favorites had sold. Lately, this has been a common occurence.


Trendgraphix updated their charts. Below is the chart for Sarasota homes for sale.





What an impressive drop in the number of homes for sale in Sarasota county. In December 2010 there was 6,923 homes for sale and 5,613 as of May 2011. 


That is a 19% drop in inventory in 6 months!

From April 2011 to May 2011 inventories dropped 7.2%. Pending sales from April to May dropped nearly 7% but is typical every year. Notice the drop in pending sales in 2010 from April to May. Another great statistic is that May 2011 pending sales are nearly 23% higher from May of 2010 (975 vs 793).


Like anything else (stocks, bonds, corn, gold) -  if there are eager buyers out there and they have less and less to choose from prices will ultimately rise.

The Sarasota real estate market is getting healthier.


Months of Inventory





The graph above is the months of inventory (based on closed sales) for single family homes in Sarasota county. Right now we are hovering around 6 months. Many real estate experts agree that 6 months represents a balanced market. Notice in 2007 inventory levels reached 35 months.


Key Takeaway:


Buyers have a lot less to choose from. Sellers are gaining leverage.


 


Sarasota Condos For Sale


In the Sarasota Association of Realtors press release - Sales Surge Continues in May; Condo Prices Soar there is mention of rising prices in the Sarasota condos market.

As you can see the number of condos for sale in Sarasota county dropped 6.4% from April 2011 to May 2011. The sold properties dropped as well but that was to be expected as the busy winter selling season ended. Look at May 2011 inventory of condos - 1,707 and compare to May of 2010 - 2,093. That is an 18.4% drop! Compared to a year ago sold condos are up 11.7% and pending sales are up 27.2%!

The above chart shows the months of inventory for condos in Sarasota, Florida. We are hovering arond 8 months which is a pleasant change from the 17 month supply we had in July of 2010.


Key Takeaway:


The Sarasota condo market is doing well. Buyers obviously have less to choose from. Sellers have less competition.
