On March 6th I wrote about listing a great beachfront Lido Key condo. You can read it here - Lido Key beach condo. Then I subsequently wrote about receiving multiple offers on the condo shortly after putting it on the market. - Lido Key condo - multiple offers.This condo closed last week for $335,000 (public record) which was $10,000 more than our asking price. We received two offers immediately after putting it on the market. The winning offer was obviously more than asking price, cash and a quick closing. This transaction shows the efficiency of the Sarasota real estate market. When a nice prooperty is put on the market with a realistic price tag it gets plenty of attention.


This was the property I was referring to when I was quoted in the Saturday's Sarasota Herald Tribune titled - Waterfront Property Heats Up by Cynthia Anderson.


The property was a one-bedroom, one-bath unit at First Lido Condominiums off Ben Franklin Drive on the south end of the key. The water view was "gorgeous, " according to Marc Rasmussen of DWELL Real Estate, and the unit say just 50 years from the beach.

The asking price was $325,000, according to Rasmussen, who recently listed the property on a Tuesday and had it under contract by Thursday.


Local Realtors agree: For buyers who've always wated a place on or near the water, now is the time to buy. While inventories are dwindling and sales are up, the prices of waterfront homes remain significantly lower than they were six years ago.

Pending sales in the Sarasota real estate market hit an 11-month high in February, demonstrating once more the health of the local industry as the buying season heats up.Median sale prices were also up substantially for single family homes and condos in February 2012 compared to this time last year – another positive sign for a successful home buying season.


I thought it would be useful to put together a market update on the first quarter sales in Sarasota, Florida. I ran these searches today on My Florida MLS. I broke it down to barrier islands, Lakewood Ranch and general Sarasota.

The sample size for homes on Lido Key and St. Armands Circle is pretty low so the average sales price jump from $896,667 in 2011 to $1,639,000 in 2012 isn't a true representation of the market. Take a look at the jump in average price in condos from 2011 to 2012.

The above numbers represent a large chunk of Sarasota excluding the areas above. I did not do the whole county because I wanted to exclude south county like Venice and North Port. It is best to run numbers on those areas separately.

Is Sarasota a cheap or expensive real estate market? I guess it depends on who you talk to. Someone coming from Manhattan might view this area as a bargain. Another buyer from Detroit, Michigan might view Sarasota as very expensive. It is all relative to what you are used to.


Sarasota vs. Vail


I am on vacation this in Vail with my family. Even though this is a vacation I am still observant when it comes to real estate. We are staying in the Lionshead area of Vail which is within walking distance to a gondola and a few chair lifts. It would be the equivalent of buying on the beach in Sarasota (Siesta Key, Longboat Key, Lido Key).


Our condo is in the Antlers condo community which is a nice 2 bedroom, 2 bathroom with roughly about 900 square feet. It has a good view but does not have a view of the ski mountain. I poked around on the internet a bit a found a similar condo for sale. You can view it here:





As you can see the condo is currently listed for $1,150,000.


I don't know the true value of this property but there is a quite a difference when you compare it to some of the beach condos you will find in Sarasota, Florida. I just sold this condo in Beachplace on Longboat Key. Let's compare.

Let's see what you can buy on Longboat Key between $800,000 and $1,250,000. Here are 42 condos for sale. Assuming the views and locations are similar to the Antlers condos in Vail it looks like you get quite a bit more square footage and a superior condition for the same price.


I am not implying that Sarasota is too cheap or Vail is too expensive. I think these markets are only related in the sense that they are both vacation destinations. Someone looking to invest in a vacation property might be trying to decide between a fabulous condo on the beach in Sarasota or a spectacular property in Vail, Colorado. Analyzing both markets I think it is safe to say that Sarasota, Florida is quite a bit less expensive when you compare similar properties based on location, age, size and view.


Real Estate is Local


The point of the above comparison is to show that real estate is local. What happens in the Vail real estate market has little to no influence on what happens in the Sarasota market.


Be careful where you get your information. Because of the national news many buyers come to Sarasota with the idea in their head that the market is bad and they have all of the leverage. This is no longer true. Take a look at these articles:

New Sarasota Beach Condos





Everyone wants them. We get requests for them all of the time. People generally like newer built homes and condos because of the high ceilings, large windows, abundance of natural light, modern floor plans and. Unfortunately, there are not many of them to choose from and they are on the higher end of the price scale. 


If you are looking for a newer condo on the beach in Sarasota you can use my Sarasota MLS search tool. Follow this link to view condos built after 2000 on Siesta Key, Lido Key and Longboat Key. 


Visit Sarasota beach condos if you don't care when it was built.


"New" varies from person to person. One might find a 1998 condo as new while others must have the latest and greatest with something built within the 2 years. If you want something built within the last couple of years you are out of luck other than the fractional condos - Hyatt Siesta Key Beach. Sarasota had some newer condos built in the early to mid 2000's when the real estate market was hot. We also had a handful of a fabulous beach condos developed in the 1990's. The Sarasota Florida real estate market continues to eat through its inventory. Notice the drop above from May 2011 of 5,604 listings for sale to 5,372 in June 2011. This gives Sarasota county 6.5 months of inventory based on closed sales and 6.3 months of inventory based on pending sales. The average sold price in June 2011 was $238,000 with the average sales price/list price ratio of 91%.

The above chart shows the average asking price as well as the average price of sold properties. Average prices are trending higher when comparing June 2010's average price of $217,000 to June 2011 price of $238,000.

Notice how many fewer properties there are for sale from June 2010 to June 2011. Buyers have 21.8% fewer homes and condos to choose from. This probably explains why there was 13% fewer sales between the two months. However, looking at the longer term trends by comparing the same quarters there were only 2.4% fewer sales even though there is 17.2% fewer properties out there for sale. Pending sales which is an indicator of future sales remain strong.


Sarasota Months of Inventory





The months of inventory based on closed sales for Sarasota homes and condos are at 6.5 months. Many view this is a balanced market between buyers and sellers.
