On March 6th I wrote about listing a great beachfront Lido Key condo. You can read it here - Lido Key beach condo. Then I subsequently wrote about receiving multiple offers on the condo shortly after putting it on the market. - Lido Key condo - multiple offers.This condo closed last week for $335,000 (public record) which was $10,000 more than our asking price. We received two offers immediately after putting it on the market. The winning offer was obviously more than asking price, cash and a quick closing. This transaction shows the efficiency of the Sarasota real estate market. When a nice prooperty is put on the market with a realistic price tag it gets plenty of attention.


This was the property I was referring to when I was quoted in the Saturday's Sarasota Herald Tribune titled - Waterfront Property Heats Up by Cynthia Anderson.


The property was a one-bedroom, one-bath unit at First Lido Condominiums off Ben Franklin Drive on the south end of the key. The water view was "gorgeous, " according to Marc Rasmussen of DWELL Real Estate, and the unit say just 50 years from the beach.

The asking price was $325,000, according to Rasmussen, who recently listed the property on a Tuesday and had it under contract by Thursday.


Local Realtors agree: For buyers who've always wated a place on or near the water, now is the time to buy. While inventories are dwindling and sales are up, the prices of waterfront homes remain significantly lower than they were six years ago.

New Sarasota Beach Condos





Everyone wants them. We get requests for them all of the time. People generally like newer built homes and condos because of the high ceilings, large windows, abundance of natural light, modern floor plans and. Unfortunately, there are not many of them to choose from and they are on the higher end of the price scale. 


If you are looking for a newer condo on the beach in Sarasota you can use my Sarasota MLS search tool. Follow this link to view condos built after 2000 on Siesta Key, Lido Key and Longboat Key. 


Visit Sarasota beach condos if you don't care when it was built.


"New" varies from person to person. One might find a 1998 condo as new while others must have the latest and greatest with something built within the 2 years. If you want something built within the last couple of years you are out of luck other than the fractional condos - Hyatt Siesta Key Beach. Sarasota had some newer condos built in the early to mid 2000's when the real estate market was hot. We also had a handful of a fabulous beach condos developed in the 1990's. The condo in the center of the picture above is L' Elegance in Sarasota. This is a fabulous beach front condo on Lido Key. Many of the units in this building offer not only fabulous views to the west of the beach and Gulf of Mexico but also views to the east over Sarasota Bay, Bird Key, north Siesta Key and the downtown Sarasota skyline.


Some clients of mine just purchased unit #909. This was a 3 bedroom, 3 bathroom condo with 2,230 square feet. There are two balconies - one looking west and one looking east. The views are absolutely gorgeous. Access to the beach is easy as pie. It is footsteps out the back of the condo. This condo was listed for $1,199,000 and it closed Thursday for $1,067,500 (public record). 


The picture below is a view from a balcony in L' Elegance. That is one of the unique features of this unit. It offers views from both sides of the building.





L' Elegance Sales Activity


Currently there are 2 condos under contract in L' Elegance. Unit A-802 listed for $1,195,000 and A-804 listed for $1,325,000 are waiting to close.


Penthouse A1 sold February of this year for $1,455,000. It had 3 bedrooms, 3 bathrooms, 2,070 square feet and was listed for $1,595,000.

A condo in the Sand Dollar townhouses on Lido Key sold in both 2010 and 2005. This 3 bedroom, 2.5 bathroom, 1,780 square foor townhouse across the street from the beach sold in January 0f 2010 for $500,000. This same condo sold in July 2005 for $779,000.
