Season Ends Soon So Plan Accordingly

Easter is April 12th this year. That is usually about the time the snowbirds start heading back north. Plan your purchase and sales accordingly.
If you are a seller you might think about putting the most aggressive price tag on your property now. This way you are positioned properly for the rest of the season.
If you are a buyer you might not want to wait until the last minute to buy the property that you have your eye on. Someone else may beat you to it. Many people start looking for homes in January through March and then make a decision to buy at the end of March or in April.

For the well-capitalized, long term investor, now is the time to begin buying investment real estate. Prices have come down dramatically in the last 12-24 months. Some prices are still too high (they'll come down to reality in the next 6-12 months), although some homes that have been foreclosed are decent deals.
We may not be at the absolute bottom, but we're getting somewhat close. It's time to start searching and making offers.
