Search Sold Properties!

I just added this great new feature to LuxurySarasotaRealEstate.com. Start Searching Now. You can now view properties that have sold in the Sarasota., Florida area. Who can use this?

Home Owners & Nosey Neighbors

Property owners can now better estimate the value of their home by viewing recently sold properties around them. You can always search the Sarasota county records but they don't provide photos and other valuable property information. For example, you might notice a home that sold in your neighborhood with a really low sales price. Now you can see all available photos of the home to see what kind of condition it was in.

Buyers

Potential home buyers may need a little education before purchasing. My new Sarasota home sold search will allow buyers analyze the market more thoroughly. For example, let's say you want to buy a home or condo on Siesta Key. You can either do a specific Sarasota MLS search at or visit Siesta Key Sold Homes & Condos.

Sellers

Why did that buyer pick your neighbors house instead of yours? My new search will help you compare your home to recently sold properties in your area. If you are having trouble selling your price might just be too high. Objectively comparing recently sold properties to yours may help you sell your home.

How To Search Sarasota Sold Properties

To make a specific search first go to my Sarasota MLS Listings search. On the right hand side you will see a "Status" section. Just change it from ACTIVE to SOLD.

Here you can query neighborhoods, condo buildings, barrier islands, property type, price range, bedrooms, bathrooms, foreclosures, short sales, waterfront and many other criteria.

Watching a Neighborhood or Condo Building

Let's say you are interested in learning more about the Cherokee Park neighborhood. You would love to live there and are curious to see what houses are selling for. Head to my Sarasota MLS search. On the right hand side change status to SOLD, go to SUBDIVISION and type in "Cherokee Park". You will then be taken to this page.

Click on the one of the properties and you get all of the information including sales price, sold date and days to close.

I think this is a great idea. I don't know why many of the RMLS's don't make this information available to the average buyer and seller. The more informed the public is on housing prices the more likely they are to see that now it the time to get back into the market. It sure would make getting price changes easier.
