Clients of mine entered into a contract to purchase this lovely Bird Key home. I asked their permission to write about it here.

I just updated my Sarasota real estate market stats page for the month of May. There are some interesting observations from May 1st to today, June 12th. Total inventory levels for both homes and condos have declined. The number of homes under contract increased. Homes for sale on almost all of the barrier islands and Lakewood Ranch have declined.

Below are three Bird Key homes on a canal that have sold this year. I have been in two of the homes and they needed to be torn down or completely remodeled. I believe the 3rd home was also in need of serious work as well. The homes sold for mostly land value. It looks like canal front lots on Bird Key now start around $1,000,000.
