5 tips to find the right downtown Sarasota condo

1. Hire a good Realtor.

I know, it sounds a little self serving but this is a good tip. Whether, you use me or not make sure you find a good Sarasota realtor. A good agent can make a huge difference and save you plenty of time. Don't hire an agent that needs to learn all of the buildings. Find one that knows the pros and cons of each condo building.

2. Decide if you want old or new construction.

If you don't care go on to #3. Whether, you want old or new there are plenty of options to choose from. Do you dislike lower ceilings? If so, focus only on the newer buildings. In the 2003 to 2005 several condo buildings broke ground and were finished in 2006 and 2007. Some of the newer buildings include: Alinari, Broadway Promenade, 1350 Main, Plaza at Five Points, 100 Central, Savoy on Palm and Rivo on Ringling.

3. Decide on a comfortable price range.

Your Realtor should discuss with you the price ranges of various downtown Sarasota condos. Decide what is a comfortable price range for you. Although, you can afford to spend $2 million you may find exactly what you need for $1 million. Your Realtor will give you a list of buildings and condos that fit your price range.

4. Do you want a fabulous water view?

Some buildings in downtown have great water views while others do not. Figure out how important a water view is to you. Some of the condos with great water views include: Beau Ciel, Condo on the Bay, Ritz Carlton Residences, Majestic Bay, Grand Riviera and La Bellasara.

If you want a building on the interior of downtown then your view will suffer a bit. While some of the views from the interior buildings are still spectacular they typically have buildings obstructing the views of the water.

5. How far is too far to main street?

Are you looking to have restaurants, bars, shopping, book stores and entertainment within a few steps of your front door? Well, not every building has that luxury. If you want to walk everywhere here are a few condos to consider: Plaza at Five Points, 100 Central, 1350 Main, Rivo on Ringling, Kanaya, Bay Plaza, Tessera, Sarabande. Ask yourself how important this is to you. Tell your Realtor this so they can narrow down the list for you.

Once you have hired a good Realtor and figured out your view, convenience, price range and building age requirements most of your work is done. Now it is time to go out and find the best units that are priced realistically. If I can help call me at 941-812-6272.
