Here is another article in the Sarasota Herald Tribune about SKY Sotheby's International Realty and Michael Saunders and Company working out a deal so that the exiting Realtors can take their listings with them.
"Details of the arrangement were not immediately available, though one seller contacted by the Herald-Tribune said she was told her deal would include a $750 payment to Sky and a 25 percent referral fee.
Normally, agents who want to take their listings have to get their new employer to reimburse their former employer for any expenses involved in marketing the property. A sizeable referral fee also is customary to ensure the old company makes money on any subsequent sale.

This beach front property at 3515 Gulf of Mexico Drive on Longboat Key recently sold for $2.85 million. The property has 1.42-acres, 425 feet on the beach and has room for up to an 11,200-square-foot house with a pool.
Both the listing agents and selling agent work at Michael Saunders.

SKY Sotheby's will survive as it is a good company with many great agents. I wish the company and agents well. I am not one of the disgruntled ex-agents and am only posting about this because I have had a number of people call and email me.

You may have seen in the Sarasota Herald Tribune that Stacy, Shayla and I joined Michael Saunders and Company yesterday. There were several of us that moved from SKY Sotheby's. There were several reasons for the departure but the most important one was that we will better serve our client under the Michael Saunders and Company umbrella. When we take care of our clients our business and bottom line improve.

Last week my client closed on this Longboat Key condo located in The Shore. Ths Shore is located at 5757 Gulf of Mexico Drive which is near the north end of the island. This 2 bedroom/2 bathroom condominium has 1,711 square feet, sits on the ground floor for easy access to the beach and also provides fabulous beach, water and sunset views. The Shore offers heated pool, sauna, spa, exercise room, photo, art and pottery rooms, library, clubhouse. The complex also allows large dog for the pet lover. My client plans on doing an extensive renovation of this unit.

I just updated the statistics on my Sarasota real estate market statistics page. Here you can find inventory levels, solds and pending statistics for homes and condos in Sarasota, Longboat Key, Siesta Key, Bird Key, Casey Key, Lido Key and Lakewood Ranch.

There are some interesting things to point out. Look at how fewer homes there are from May 1st to July 16th. There are roughly 1,000 fewer single family homes for sale and 500 fewer condos for sale. Demand is staying pretty constant. Supplies dropping and demand staying even is a good sign. July seems to be a bit slow. I suspect the sales and pending figures will be lower a month from now.
