Sarasota MLS

Sarasota Association of Realtors and Manatee Association of Realtors recently joined the Mid-Florida Regional MLS. This MLS system encompasses 13 Realtor associations across the middle of the state. We can now search as far south as Port Charlotte, north to Ocala and east to Brevard county on the other coast.
Joining the Mid-Florida MLS will provide more accurate sales statistics. For example, in the past a Realtor would list a property in both the Sarasota MLS as well as the Manatee MLS. So there were duplicate listings. If anyone reported inventory statistics by simply adding the inventories from the Sarasota MLS and the Manatee MLS then the numbers were inaccurate. I can assure you that no one went through a removed the duplicate listings prior to reporting statistics. Sales were also skewed. There would be a sale in both MLS systems.
As far as locating properties for sale a lot of Sarasota Realtors are upset with the new MLS system. Some search features were added while other have been taken away. For example, if I want to search for condos in the Beau Ciel condo tower I need to type in Beau Ciel correctly. If I misspell it then zero condos will show up when in actuality there are eight units currently for sale. There used to be a drop down menu in our previous Sarasota MLS system that did not require us to spell Sarasota neighborhoods and condo buildings correctly.
This website contains almost all property for sale in the Sarasota, Manatee and several other Florida counties for that matter. The only properties I don't show are those Realtors who do not want to market their listings on other agents websites. In a market like this I don't see too many reasons why a listing agent would make that choice.
