Here is an article from the local newspaper about the recent flurry of home sales in October.
Article highlights:
Realtors say that September could shape up to be a banner month.
That notion was bolstered Wednesday by word from the National Association of Realtors that pending home sales rose unexpectedly by 7.4 percent from July to August.
Sales picked up in places that have seen the most severe declines in housing prices -- Florida, California, Nevada and Arizona.
Buyers are starting to chip away with greater intensity at the region's massive post-boom inventory.

I asked my buyers if I could write about this lovely home that they purchased in Lakes Estates in Sarasota. This homes has 3,342 square feet, 3 bedrooms, 2.5 bathrooms, offers a lake view and sits on a lush 27,882 square foot lot. My buyers loved the high ceilings, wonderful lake view, stunning master bedroom, wood floors, newer pool with salt chlorination system, remodeled kitchen granite counter tops and remodeled bathrooms. Unless you are a real pain in the neck or don't do any business and will never do any business no Broker likes to see a Realtor leave their company. Here are a few things to think abut before switching brokerage firms.
1. Don't assume that your broker will pay your full commission on pending deals.
Look through your employee manual and/or independent contractor agreement to find out how commissions are split once you leave. Many agreements state that the broker gets a higher split after you leave. If they can take a higher split they generally will do it. If they agree to pay your normal commission splits after your departure try to get that in writing.
2. Don't assume that your broker is going to take the high road.

With this sick real estate market you may have noticed more and more advertisements and signs for real estate auctions. Auctioning off real estate has been around for a long time. Real estate auctioneers have obviously been busier the last few years as it has been difficult to sell property via the traditional manner.

Below is a press release from the Sarasota Association of Realtors about the Sarasota real estate market for the month of August 2008.
Despite a late summer and early fall dominated by depressing economic news across the nation, property sales in the Sarasota MLS did not see a dramatic change from the previous month, continuing a traditional slower summer sales season.
Overall sales stood at 440 in August, only slightly lower than the 454 in July. In fact, sales in August 2008 were actually higher than in August 2007, when only 430 overall single family homes and condos were sold.
The biggest decrease from last year was in condominium sales, which fell to 84 this year compared to 122 last year. The August 2008 report continued...
