I was curious how this compared to our previous levels of distressed properties. Below is a 5 year chart showing the number of short sales and bank owned properties for sale, sold and pending with a price tag above $1,000,000.

Wow, what a dramatic difference from the peak in 2008 and 2009. We have far fewer luxury distressed properties today. Below is a 5 year chart showing the non distressed properties for sale, pending and sold with an asking price over $1,000,000.

There are currently only 14 distressed properties and 481 non distressed properties for sale with asking prices above $1,000,000. The distressed sales only account for mere 3% of the market. This information might be useful for buyers looking in this price range.
