I have sold a couple of units in the Longboat Key Towers buildings on south Longboat Key over the years. These are great buildngs because of the double view. A client of mine purchased a great townhouse in the Fairway Bay community on Longboat Key. The townhouse is located behind the gates of the luxurious Longboat Key Club. It has 2 bedrooms, 2.5 bathrooms, 1,626 square feet and overlooks the Sarasota bay. The beauty of this property is the price and the private deep water boat dock that comes with it.

The previous owners bought this Fairway Bay townhouse for $512,500 in 2009. It was listed in December of 2011 for $399,000. Later in December the price was dropped $349,500. Then on January 19th they lowered it to $325,900. My client purchased it for $327,000 (public record). It was slightly higher than list price because we were competing for the property.

Is Sarasota a cheap or expensive real estate market? I guess it depends on who you talk to. Someone coming from Manhattan might view this area as a bargain. Another buyer from Detroit, Michigan might view Sarasota as very expensive. It is all relative to what you are used to.

Sarasota vs. Vail

I am on vacation this in Vail with my family. Even though this is a vacation I am still observant when it comes to real estate. We are staying in the Lionshead area of Vail which is within walking distance to a gondola and a few chair lifts. It would be the equivalent of buying on the beach in Sarasota (Siesta Key, Longboat Key, Lido Key).

Clients of mine just purchased a great unit in the Beachplace condo complex on Longboat Key. This unit is a 2 bedroom, 2 bathroom, 1,503 square foot condo directly on the beach looking west over the tranquil blue waters of the Gulf of Mexico. This was a Longboat Key short sale.

It was originally listed in September of 2010 for $941,500. In November of 2010 the price was dropped to $725,000. In December of 2010 the unit went under contract. In April of 2011 the condo came back on the market and was priced at $652,500. A couple of days later the condo went under contract again. In the Sarasota area if you want to walk to the beach you need to live on Lido Key, Siesta Key, Longboat Key, Bird Key, Venice island or Casey Key. You could live in downtown Sarasota and walk to the beach but that is still a couple of miles. That might be a bit far if you are carrying a cooler, towels and umbrella.
