Below is a chart of properties sold in zip code 34202 which includes Lakewood Ranch as well as surrounding neighborhoods like River Club, Concession and Braden Woods.

Notice the decline in inventory from November 2010 to April 2011. This is a good sign for sellers but maybe not so much for buyers as there are less homes to choose from. I know from personal experience with buyers I have that there is less and less to choose from.
From January to April 2010 there were 181 homes sold in 34202 zip code. From January to April 2011 there were also 181 homes sold. We had the same number of closed sales despite having fewer homes on the market.

Balanced Market
Based on closed sales the Lakewood Ranch area (34202) has a 5.4 month supply of homes for sale. That is a balanced market. Buyers certainly do not have the leverage they used to have. To put this in perspective in late 2007 there was roughly 44 month supply of homes for sale! Has the Lakewood Ranch market bottomed?
