The asking price was $479,000. My clients got a great deal for $430,000 (public record).
Short Sale Lesson
The home above was a short sale. My clients put the home under contract back in January of 2012. Yes, that was around 7 months ago. The bank countered our original contract price. My clients made a small counter offer to the bank's counter (follow all of that?). It took the bank roughly 3 months for them to get back to us on our counter offer approval. I asked my clients if it was worth the 3 month wait and they said "NO!"
Be careful making a small counter offer to the bank on a short sale. If time is of the essence it might not be worth it.

I am Jealous of this Location
Here is a really cool house that another one of our clients purchased recently. This home is located at 2677 Nancy Street which is located just off Tuttle avenue and only a couple of minutes in downtown Sarasota. It offers 2 bedrooms, 1 bathroom, 975 square feet, totally remodeled kitchen, bathroom and flooring. It closed for $118,000 (public record).

2677 Nancy Street
Come see what a downtown gem this house is. From the designer carport panels brought in from the west coast to the high end wood cabinets and granite kithen, the house is chic. Lovely travertine floors complement a revived classic in the quiet city center. This lovely 2 bedroom/1 bath will attract the most discerning buyers, wanting a downtown address, freedom and privacy of a single family dwelling with spacious large yard. The stylish slate patio is adjoining the north easy breakfast/dining area, giving an urban feel to outside dining, the smart bath, gives a luxurious twist to a necessity. Compact yet spacious in feel. This lovely home won't last. Not a thing to do but move in and invite your friends for dinner.
