Four Nice Sales in February

Bird Key Home Sold



What a gorgeous home. This Bird Key home was listed November 15th, 2010, had a contract November 24th, 2010 and closed February 7th, 2011. The list price was $4,800,000 and the sales price was $4,500,000 (public record). The public records show 5 bedrooms, 5 bathrooms and 6,723 square feet. It was built in 2007.
Casey Key Home Sold



Another gorgeous waterfront home. This is a Casey Key home that sold in February. The last asking price was $3,195,000 and it closed for $2,600,000 (public record). The public records show that it is a 5 bedroom, 6.5 bathroom waterfront home with 7,359 square feet. This lovely home was built in 1987 but remodeled in 2008.
Siesta Key Home Sold



I showed this lovely Siesta Key waterfront home. It was very nice and had stunning water views. Located at 841 Siesta Key Circle this home was listed for $2,499,000 and closed for $2,150,000 (public record). It had 4 bedrooms, 5 bathrooms, 4,500 square feet and was built in 2000.
Longboat Key Towers Sold



I love these condos and have sold a couple of units here. These are the Longboat Key Towers condos on the south end of the island. The great thing about these two buildings is that the units go from the west side of the building to the east side providing lovely views of the beach and Gulf of Mexico as well as the Longboat Key Club golf course and if high enough the Sarasota bay and city skyline.
This unit was a 3 bedroom, 3 bathroom, 2,420 square foot condo on the 12th floor. It was completely remodeled. The asking price was $1,995,500 and the final sales price was $1,675,000 (public record).
More February Sales Statistics
Here is the break down of sales in Sarasota county per the Mid Florida MLS in February 2011. Overall, it was a very good month. Pending sales shot through the roof and our inventory hit a 6 year low. Read more about that here - February Sarasota sales. In February 2011 we had 765 sales in Sarasota compared to 706 in 2010.

As you can see from the numbers above you don't see a huge percentage of short sales and foreclosures in homes priced above $300,000 and especially $500,000. Read - How many short sales were there on Siesta Key in February?
