5 year chart of Sarasota inventory levels

This chart shows the inventory of single family homes in Sarasota (light green bars), homes pending (red line) and sold homes every month (dark green bars). It begins April of 2003 and goes until March of 2008. Amazing isn't it?
Can you imagine how the buyers sitting on the fence would react if the inventory levels were cut in half? The way I see it if you don't need to sell you probably won't because you aren't going to price your property aggressively enough. So, why not take it off the market?
Hopefully, more Realtors will stop taking listings that are overpriced. If you do take an overpriced listing at least have a good feeling that the seller will drop their price to market value. Otherwise, tell the seller that they are wasting their time and clogging the market which makes buyers apprehensive.
