Just Sold - Fairway Bay on Longboat Key

A client of mine purchased a great townhouse in the Fairway Bay community on Longboat Key. The townhouse is located behind the gates of the luxurious Longboat Key Club. It has 2 bedrooms, 2.5 bathrooms, 1,626 square feet and overlooks the Sarasota bay. The beauty of this property is the price and the private deep water boat dock that comes with it.
The previous owners bought this Fairway Bay townhouse for $512,500 in 2009. It was listed in December of 2011 for $399,000. Later in December the price was dropped $349,500. Then on January 19th they lowered it to $325,900. My client purchased it for $327,000 (public record). It was slightly higher than list price because we were competing for the property.

While some real estate companies shrank and died during the Great Recession, some are sprouting now that the Southwest Florida market is showing signs of stability.
One of the latest companies to get started is Dwell Real Estate, a Sarasota firm launched by former Michael Saunders & Co. agent Marc Rasmussen.
Rasmussen has worked at numerous agencies in the area. He was at Re/Max Properties Group and briefly at Sky Sotheby's before joining Saunders in 2008.
"I was pretty observant at those companies and I'm just tweaking their business models," said Rasmussen, 40.
The most important lessons he has learned are to keep expenses -- especially office expenses…

The new year started with a 38 percent jump in pending sales from the previous month, as reported by members of the Sarasota Association of Realtors® - a strong indicator for a successful 2012 season for real estate agents and firms.In January 2012, a total of 963 contracts were signed for property transactions. The breakdown was 723 single family homes and 240 condominiums. Pending sales is considered a major indicator for the next two or three months of closed sales, as the statistic reflects current buyer activity. Local agents are reporting a high volume of showings, heavy foot traffic at open houses, and numerous cases of multiple offers for homes.
