Check out this home on Siesta Key that recently sold. It was not my listing and did not represent the buyer however I did show the home to client of mine. I really liked this home because of the uniqueness and break from the norm. It is good to see a home that does not have the Spanish/Mediterranean flavor. The list price was $2,399,000 and it closed a few days ago for $2,225,000.

August 2009 vs August 2005 in the Sarasota real estate market

Just for kicks I pulled some statistics from the Sarasota MLS comparing August 2009 versus August 2005 sales. Instead of using Sarasota county which incorporates North Port, Venice and parts of Port Charlotte I pulled only properties sold in north Sarasota, Lakewood Ranch, Siesta Key, Lido Key, Casey Key and Bird Key. Here is what I found out:

August 2009 Sarasota Home Sales

  • 203 homes sold
  • Highest sales price - $1,825,000
  • Lowest sales price - $29,000
  • Average sales price - $270,338 or $124,94/sq. ft.
  • Median sales price - $175,000 or $109.01/sq. ft.
  • Average days on market - 175

August 2005 Sarasota Home Sales

  • 280 homes sold
  • Highest sales price - $2,939,000
  • Lowest sales price - $59,000
  • Average sales price - $517,261 or $254.04/sq.…

August property sales almost 20 percent higher than last year

Below is a press release from the Sarasota Association of Realtors

August 2009 saw an almost 20 percent increase in local property sales than reported in August 2008, most likely fueled by the $8,000 first-time homebuyer tax credit, an economy in the midst of recovery after a two-year recession, and continuing low interest rates.

Total sales nearly reached the 500 level again, with 496 properties changing hands. The total included 382 homes and 114 condos. This compares to 329 homes and 86 condos sold in August 2008, for a 19.5 percent increase from last year at this time. The total was an expected drop from the July 2009 overall sales of 595, due to the traditional slower summer season. But the fact that sales did not dip as low as last year brought…

A sign of recovery: bidding wars for houses

After a recession-driven hibernation, competitive bidding for homes is back in Southwest Florida.  

But before anyone cracks open the bubbly, take note: The phenomenon -- by far -- remains the exception, not the rule.

Still, experts take the news as a sign that the region's long-suffering real estate market might have found some footing, loosening the grip that buyers have enjoyed and perhaps heralding better days ahead.

Because real estate is such a big part of Southwest Florida's economy, the return of home bidding could also be a sign that the recession -- which started earlier here than nationally and reached more deeply -- could be running its course.
