Sarasota Foreclosures and Short Sales

Looking for a good deal in Sarasota, Florida? Many home buyers assume that all foreclosures and short sales are good deals. That is not the case. There are some great buying opportunities in these types of homes but there are also some great deals from sellers who are just realistic about their price.
Foreclosures
A foreclosure is a home that has been taken back by a bank or lender. It is also known as a bank owned property or REO. The bank has completed the foreclosure process and has title to the property. These are relatively easy to buy because you can usually get a response from the bank quickly. Buying a foreclosure can happen much more quickly than buying a short sale.

My clients purchase of 1162 Horizon View Drive made the newspaper yesterday. The title of the article was Homes worth seven figures are starting to move again. The article was basically about how several beach front homes have closed recently and several more have gone under contract. My clients were nice enough to speak to the Sarasota Herald Reporter Aaron Kessler. I reposted the article here or you can view it at the newspapers website.

This stunning waterfront home at 1301 Westway Drive in the Lido Shores neighborhood on Lido Key sold last week for $7,423,500. I always liked the look of this home. This home overlooked New Pass which is the waterway between Lido Key and Longboat Key. This home had five bedrooms, five and a half bathrooms and 6,580 square feet. The list price was $8,999,000. This house was not directly on the beach but has access to the northern tip of Lido Key beach just down the road.

Come and "live la Vida Loca" on Longboat Key, Florida! While the phrase does mean "livin' the crazy life," it can also mean letting yourself go and livin' the good life. A crazy good life can be found year-round on LBK. The town is accessed on the south end by New Pass Bridge, a drawbridge that connects LBK to Lido Key and St Armand's Circle (see article at xxx link xxx for more on St. Armand's.)
Starting from the south end, Gulf of Mexico Drive is the "main drag" that runs the entire 11 mile length of this picturesque barrier island. Cruise past landmarks such as Mote Marine Laboratory, Ken Thompson Park, the New Pass Pier, golf courses, condominiums, the historic Sarasota Sailing Squadron, numerous marinas and beautiful island neighborhoods and…
A Letter to President Obama From My Home Buyer
Monday, July 6th, 2009 at 12:17pm. 527 Views, 4 Comments.
A client of mine recently wrote this letter to President Obama about the short sale process he has been in the last 5 months. I thought the letter was great. He gave me permission to post it.
Dear President Obama,
I am currently entangled in a 5 month long real estate "short
sale" purchase. For the first time in my 40 year life I have hired an attorney.
Despite my efforts and patience I am no closer to purchasing this home than I
was 5 months ago when the process started. During the five months I have heard
everyone say the short sale process is ridiculous, flawed, dysfunctional, etc.
but nobody has done anything about it. Maybe you can!
My suggestion would be to push a bill through requiring lenders to respond to a…
