I should not really be working today but I had a few minutes to run some reports for a client of mine. He wanted me to send him all of the bank owned properties for sale in the various areas of Sarasota. I get a lot of requests from people who are looking for foreclosures in the area. I ran a search for "bank owned" properties in the Sarasota MLS and below are the number of properties that showed up in my search.
Sarasota county - 186
Manatee county - 140
Longboat Key - 1
Lido Key - 0
Casey Key - 0
Bird Key - 2
Siesta Key - 4
Lakewood Ranch area - 13
Downtown Sarasota - 4

Reinvent Yourself - Michael Saunders and Company Social Media Conference

Yesterday I attended the "Reinvent Yourself" conference about social media held by Michael Saunders and Company. It was a great event. The two guest speakers were Matthew Ferrara and Steve Harney. Both of them had a great presentations.
Matthew Ferrara spoke about social media networks and how it has changed relationship building in the real estate business (as well as other businesses). He gave user statistics on the most popular networks and how we can leverage them to promote properties and build more relationships with buyers and sellers. In other words we are trying to find fancier ways to meet new clients.

Sarasota-Bradenton posts nation's 7th biggest home price drop

Some interesting news came out today about housing markets across the nation. The National Association of Realtors reported on Tuesday that home prices fell in nearly nine out of every 10 U.S. cities in the first quarter as first-time buyers looking for bargains dominated the market. With its median sales price at $155,200 in the first quarter, the Sarasota-Bradenton-Venice market saw a 40.8 percent drop from a year ago, the seventh biggest nationwide.

Looking for a waterfront home on Longboat Key? Take a drive with me through the Country Club Shores neighborhood. It is located on the south end of the island. It is made up of single family homes on and off the water. The waterfront homes are either on a canal or bay. Many of the homes were built in the 1960's. However, many of the older homes have been torn down to make way for newer structures.

New address search to find Sarasota MLS listings

You may have noticed a change on my home page quick search. I had my web guys install an address search. Often times we are driving by a home for sale and want to get more information. Now it is really easy.
Type in "willow leaf" and you get everything for sale on that street.
Type in "harbor drive" and everything for sale on that street comes up.
This address search takes your request and then scours the Sarasota MLS for all homes or condos for sale. Pretty cool eh?
Siesta Key Home - Just Sold

My listing at 738 Siesta Key Circle closed last week for $900,000. There is a link at the bottom of this post that will lead you to more photo and details of this home.
This homes was located in the Siestas Bayside community on Siesta Key. It was on the east side of Midnight Pass road so there are no bridges to get out to the bay. This has been the only sale in this community since October 2008. Right now there are 9 homes for sale ranging from $899,000 to $5,975,000.

Pending Home Sales Rose in March

The Sarasota Herald Tribune reported a story about the March pending home sales in the Sarasota area. You can read it here. Here are a few highlights of the article:
Pending home sales rose by an unexpected 3.2 percent in March, adding to mounting evidence in Southwest Florida that the housing market might be turning the corner.
The national and regional results mirrored what parts of Southwest Florida has been experiencing. Pending sales for the territory covered by the Sarasota Association of Realtors numbered 817 in March.
The Sarasota Multiple Listing Service showed 2,400 single-family homes under contract to be sold, along with about 720 condominiums.
