Housing prices rise in Sarasota-Bradenton

If you read the Sarasota Herald Tribune newspaper this morning you probably noticed the article about how housing prices rose in Sarasota and Bradenton. You can read it here.
A couple of highlights:
- The February-to-March increase is the first time prices have risen in a year. It came with a boost in sales in both Sarasota-Bradenton and the Charlotte County-North Port market. (most likely a fluke).
- Nine out of Florida's 20 largest markets saw month-to-month gains as well, with Gainesville posting a 23.5 percent increase, according to Florida Association of Realtors data released Thursday.

HARP - Home Affordable Refinance Program

Harry Fager of Michael Saunders Mortgage Company provided the following information about the HARP program (Home Affordable Refinance Program).
HARP is part of President Obama's Making Home Affordable program announcement in February. It is geared towards helping customers current on their mortgage payments, but whose home values have declined to a point where it may make them ineligible for traditional refinance products.
Highlights:
- Minimal documentation required (in most cases, no income documentation)
- In some cases, no appraisals required
- No mortgage insurance is required
- Rate and term refinances only (no cash out and combining a 1st and 2nd mortgage)
