5 year chart of Sarasota inventory levels

This chart shows the inventory of single family homes in Sarasota (light green bars), homes pending (red line) and sold homes every month (dark green bars). It begins April of 2003 and goes until March of 2008. Amazing isn't it?
Can you imagine how the buyers sitting on the fence would react if the inventory levels were cut in half? The way I see it if you don't need to sell you probably won't because you aren't going to price your property aggressively enough. So, why not take it off the market?
Hopefully, more Realtors will stop taking listings that are overpriced. If you do take an overpriced listing at least have a good feeling that the seller will drop their price to market value. Otherwise, tell the seller that they are wasting their time…
Blog Statistics

I am getting the hang of this new blog platform that my web guys developed. On my other real estate site I use Blogger from Google so I am used to that one. I noticed tonight that I have blog statistics. I won't show you all of the statistics but one was interesting - Your blog entries have a combined total of 5,777 views. I was amazed at the number of views. That is not bad for a site that really does not rank well in Google yet. ;-)

The Terrace East
Take a look at this Terrace East condo on Siesta Key that I just listed for $899,000. It has gorgeous views of Siesta Key beach and the Gulf of Mexico. One thing I really love about this building is the location. You never have to hop in the car to do anything. Terrace East is located in the Siesta Key village. The beach is about a 100 yards out the back door. Out the front door you have dining, entertainment and shopping within just a few feet. It is perfect. No need to find a parking spot because there is so much within walking distance.
March sales in Sarasota top 500 for first time since July 2007

The Sarasota Board of Realtors released some news this morning about the Sarasota real estate market. Overall property sales in the local market for March 2008 topped 500 for the fierst time in 8 month according to the Sarasota MLS. There were 514 property sales reported which topped the February 20078 sales of 423.
There were 344 homes sold in March 2008 along with 170 condominiums. This compares to 294 homes and 129 condominiums in February 2008. March saw an overall increase of almost 22 percent over February.
An interesting fact about the Sarasota-Manatee markets - this area sold more overall properties than the Miami market. There were 1,022 overall sales where Miami only had 609. That obviously is a much larger market.
